Refined Functionality Framed by Vaulted Character

The Sandhills project is a thoughtful expression of family-focused design, where elegant millwork solutions meet the realities of busy daily life. Completed in collaboration with Sonnarc Homes, this custom residence balances warmth, utility, and architectural sophistication across multiple living zones. From the dramatic vaulted living room to the entertainer’s kitchen, refined vanities, and hardworking laundry spaces, every detail was designed to maximize functionality while maintaining a cohesive and elevated aesthetic throughout the home.

Project Scope & Objectives

The vision for Sandhills centred on creating a highly functional family home without compromising design integrity. Each space required thoughtful planning to support the rhythms of daily life—whether cooking, entertaining, getting ready for the day, or managing household routines—while maintaining a consistent visual language throughout the home.

A key objective was maximizing storage in ways that felt intentional rather than intrusive. Full-height cabinetry, integrated storage solutions, expansive countertops, and multifunctional islands were carefully incorporated to support both practical use and visual clarity. Across the home, the design approach embraced clean lines, balanced proportions, warm material contrasts, and tailored millwork details that elevate everyday spaces into something far more refined.

Challenges & Considerations

Designing a home with multiple highly functional zones requires a careful balance between utility and restraint.

The kitchen needed to deliver generous storage and multiple working zones while preserving the openness expected in a modern family gathering space. Several bathrooms required individualized solutions—ranging from symmetrical shared-use layouts to asymmetrical designs that prioritized additional countertop workspace in tighter footprints.

Utility spaces such as the main and basement laundry rooms demanded practical organization without feeling overly utilitarian, while the basement bar needed to transform a long, narrow footprint into an inviting entertaining environment.

Architecturally, the vaulted living room introduced an opportunity to do more than simply accommodate structure. The beam cladding became a defining design feature, helping establish warmth, rhythm, and visual cohesion across the open-concept layout.

Solution & Implementation

Living Room

The living room introduces immediate architectural impact through its soaring vaulted ceiling and carefully integrated beam detailing.

Kitchen Appeal’s custom beam cladding transforms necessary structural elements into defining design features, introducing warmth, rhythm, and architectural presence to the open-concept space. The beam placement helps visually organize the volume of the room while naturally defining transitions between living and adjoining spaces without disrupting flow.

The result is a gathering area that feels expansive, grounded, and highly intentional.

Kitchen

Designed to support both family life and entertaining, the kitchen serves as the heart of the home.

Painted cabinetry establishes a crisp and timeless foundation, while wood floating shelves introduce warmth and natural texture. Glass-front display cabinetry provides a curated opportunity to showcase personal pieces, dishware, and decorative accents without overwhelming the overall composition.

A generous central island creates a multifunctional hub for food preparation, casual dining, storage, and social interaction, while the inclusion of both prep and bar sinks allows the space to support multiple users simultaneously.

Full-height cabinetry along the rear wall maximizes storage while preserving the openness of the room, and the wallsplash provides continuity and visual grounding across the working areas.

Main Bathroom

This elegant bathroom embraces symmetry, contrast, and timeless sophistication.

A dramatic painted vanity introduces depth and visual presence against lighter surrounding finishes, while gold hardware adds warmth and a refined sense of luxury. Generous countertop space enhances day-to-day practicality, and an additional tall storage cabinet positioned opposite the vanity ensures accessible organization without compromising the room’s clean aesthetic.

Ensuite Bathroom

Designed for shared use, the ensuite prioritizes organization, comfort, and clarity.

Dual vanity zones create dedicated personal space for multiple users, while painted cabinetry with integrated drawer and door storage keeps essentials neatly organized. Brushed nickel fixtures maintain the room’s bright, polished feel, and seamless white tiling across both floor and shower surfaces reinforces the calm, cohesive palette.

The result is a bathroom that feels both spacious and effortlessly functional.

Main Floor Laundry

Practicality meets polish in this hardworking utility space.

Designed around side-by-side appliances, the room incorporates generous countertop space for folding, sorting, and everyday laundry tasks, while upper and lower cabinetry maximize storage within a relatively compact footprint.

Painted finishes maintain continuity with the broader home aesthetic, ensuring even the most functional spaces feel intentional and refined.

Basement Bar (sandhills-bar-01.jpg / sandhills-bar-02.jpg)

Designed for entertaining, the basement bar transforms a narrow footprint into a sophisticated hospitality-inspired feature.

Base cabinetry is strategically positioned along the rear wall, allowing the backsplash to become a focal design moment while maintaining clear circulation throughout the space. Dark painted finishes, bold material choices, and brushed nickel hardware create an elevated atmosphere that complements the surrounding basement environment.

Extended seating along one side encourages gathering, conversation, and casual entertaining.

Basement Laundry (sandhills-laundry-basement-01.jpg)

Minimal yet highly efficient, the basement laundry space demonstrates the power of thoughtful simplicity.

A full-length countertop spans the entire wall—including over the appliances—maximizing usable workspace while maintaining visual continuity. Painted Michigan-style door panels paired with matte black hardware introduce subtle character, while the tiled accent wall provides texture and visual depth.

The open upper wall helps preserve an airy, uncluttered feel.

Shared Bathroom

Symmetry returns in this organized shared-use bathroom, where practicality and visual calm go hand in hand.

Painted cabinetry provides structured storage, with drawers positioned for quick access to daily essentials and central cabinetry accommodating larger shared items. Black hardware and plumbing fixtures introduce crisp contrast against the lighter palette, reinforcing the room’s clean, contemporary aesthetic.

Outcome & Results

The Sandhills project successfully delivers a home that feels equally suited to everyday family life and elevated entertaining.

Each room has been carefully tailored to its function, whether through expansive kitchen storage, highly organized bathrooms, refined entertaining zones, or hardworking utility spaces that remain visually polished. Architectural detailing, thoughtful material contrasts, and a disciplined cabinetry language ensure consistency throughout, while tailored solutions allow every space to perform beautifully.

The result is a home that feels welcoming, practical, and quietly sophisticated—designed to support real life with exceptional craftsmanship.

Key Takeaways & Highlights

Sandhills demonstrates how thoughtful millwork can unify a home while allowing each space to serve its own unique purpose.

Custom beam cladding elevates the living room’s architectural presence, while the kitchen balances entertaining and daily practicality through smart zoning, full-height storage, and multifunctional design. Across multiple bathrooms, tailored vanity solutions respond to differing user needs without sacrificing aesthetic cohesion.

Utility spaces remain refined through integrated storage and intentional material choices, while the basement bar transforms underutilized square footage into an inviting social destination.

This is a home where practical family living and elevated design work seamlessly together.
